 Common Fees  of Owning a Property in Thailand

Common area management fee is to maintain and take care of a common area or common facilities such as guard, electricity, etc. The amount will be calculated from a fixed rate of each unit depending on the unit size or ratio of the ownership. If any freehold condominium provides exclusive parking space as indicated in a title deed, common area management fee for the parking space is to be paid as well.

Building insurance fee may be treated as an add-on payment. This covers common area not individual units. For example, damage caused to the building, insurance will only cover the common area not individual’s units.

Sinking fund is a contingent fund kept for upcoming expenses to take care of renovation or upgrading of a property such as changing water pipes, pool tiles, etc. Unit owners have to pay this amount into the juristic persons’ bank account when registering the transfer of ownership at Land Department.
